Frost Heaves in Maine Driveways: Why They Happen and How a Proper Base Prevents Them

Frost heaves, potholes, and cracks ruin Maine driveways. Learn why the base and drainage matter most, from a Gray, ME paving contractor. Free estimates.

Cracks, bumps, and sunken spots after winter usually start below the asphalt. Here's what causes them, and what a long-lasting Maine driveway needs underneath.

Every spring, our phone starts ringing. Homeowners in Gray, Windham, and Yarmouth call about new cracks, bumps, and sunken spots in their driveways.

Most of them assume the asphalt failed. More often, the culprit is frost heaves.

The asphalt is just showing what went wrong underneath. In Maine, how long a driveway lasts depends mostly on what you can't see: the base and the drainage.

           What Causes Frost Heaves?

It starts with water. When water soaks into the soil under your driveway and freezes, it expands.

Maine winters make this worse. Frost can reach several feet into the ground, and the soil goes through many freeze-thaw cycles between November and April.

Each cycle pushes the ground up, then lets it settle back down. It rarely settles evenly.

Asphalt can flex a little, but not that much. As the ground shifts, the pavement cracks, lifts, and sinks in uneven sections. Those are frost heaves, and they're one of the most common reasons driveways in our area fail early.

           Water Is the Real Enemy

Frost heaves need water to form. Soil that stays dry, or drains quickly, has far less to freeze.

Driveway Repair vs. Replacement: Can Frost Heaves Be Fixed?

Often, yes. It depends on how much of the driveway is affected.

If the damage is in one area, like a low spot by the garage or a wet section near a downspout, we can usually dig out that section. Then we rebuild it with a proper base and drainage, and repave.

If the problem runs the whole length of the driveway, a full replacement is usually the better investment.

No. Sealcoating protects the surface of the asphalt. It can't fix a base that's holding water or shifting. Frost heaves have to be fixed at the base.

Yes. Clay holds water, and ledge can trap it. Both are common in southern Maine, and both need extra attention to drainage and base prep.

If you're thinking about a new driveway or repaving an old one, timing matters more than most homeowners realize. Asphalt is temperature-sensitive, and here in Cumberland County, our freeze-thaw cycles make the "when" almost as important as the "who" for a paving job that lasts. Here's what you need to know before you pick up the phone.

Why Timing Affects the Life of Your Driveway

Asphalt needs warm, dry conditions to install and cure properly. Lay it too early or too late in the season, and you risk poor compaction, cracking, and a surface that simply won't hold up through a Maine winter. Getting the timing right isn't just a scheduling preference. It's a durability issue.

Spring: The Most Popular (and Most Booked-Up) Season

Once the ground thaws and temperatures stabilize, spring becomes Maine's prime paving season. Frost has fully left the ground, moisture levels even out, and asphalt plants ramp back up to full production. The catch: everyone else wants a spring paving job too, which means schedules fill up fast. If you're eyeing a spring project, getting your estimate request in early is the difference between paving on your timeline and waiting until summer.

Summer: Reliable Conditions, but Watch the Heat

Summer offers dependable weather for paving, with warm, dry days that support solid compaction. The main consideration is extreme heat, which can affect how the asphalt handles during installation. A skilled crew knows how to work around it, but summer is generally a safe, popular window for both residential driveways and larger

Fall: A Smart Second Window Before Winter

Early to mid-fall is often an underrated time to pave. Temperatures are still warm enough for proper curing, contractor schedules tend to open back up after the summer rush, and getting the job done before winter means your new surface is ready to handle plows and road salt right out of the gate. The key is not waiting too long. Asphalt needs enough warm days left in the season to cure fully before the first hard freeze.

           Winter: Why We Recommend Waiting

Cold temperatures prevent asphalt from compacting and bonding correctly, which can lead to premature cracking and a shorter lifespan for your driveway. This is why most paving companies, including ours, pause new installations during the coldest months. It's also why late fall and winter are the perfect time to plan ahead and lock in your spot for the following spring.

Because good paving weather is limited in Maine, the driveways that turn out best are usually the ones that were planned early. Whether you're picturing a new residential driveway or a commercial lot that needs to handle heavy traffic, reaching out before your ideal season arrives gives you the best shot at quality materials, a full crew, and a finished surface built to last.

As soon as you know you want the work done. Spring books up fastest, so reaching out in late winter gives you the best shot at your preferred timeframe. Schedule fall projects by early summer to leave enough warm weather for curing.

Can asphalt be installed in cold weather?

No. Asphalt needs warm, dry conditions to compact and bond correctly. Installing in cold weather leads to poor durability and premature cracking, which is why paving typically pauses during Maine winters.

How long does it take for a new driveway to cure?

Newly paved asphalt is typically safe to drive on within a few days, but full curing can take several weeks to months. Avoid parking in the same spot repeatedly or turning your wheels sharply while the surface is still fresh.

Is fall a bad time to pave a driveway?

Not at all, as long as it's early enough in the season. Early to mid-fall gives asphalt enough time to cure before winter. Waiting until late fall increases the risk that the surface won't cure properly before the first freeze.
